What are home measurement services?

Home measurement services are just what they sound like: Based on what you want, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, an appraiser measures the home with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like closets, patios, and pantries. They might sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total area of the home and the overall layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services necessary?

Challenging real estate taxes

Tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more space than you actually own! Unless an appraiser has recently performed a valuation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Putting a home up for sale

A measuring service can ensure that you're paid fair market value for your house. Square footage is one of the biggest factors potential buyers look for when purchasing a house — but since these values are often approximated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of the property as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to reference a previous appraisal or home measurement service performed by an appraiser (after any remodeling that might have affected square footage).

For agents

To ensure that your client's home closes at a price that accurately reflects market value, we advise requesting a measurement of the property. Clients, and potential buyers, will appreciate your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool to interest potential buyers because they can view the layout and features of the property before and after a tour.
